The Shores of Shadow Mountain is an architecturally controlled community.
About a third of the land is designated as community open space, including along the fishing canal
that curves through the area and then enters Shadow Mountain Lake. A variety of fine custom homes
have been built to raise the standards and let you see how your own design will fit into this fine
community. The presentation here features the few remaining home sites that can be purchased
from the original developer. From the moment you own a site and start planning your home,
you'll love just walking around the community's 34 acres of open space from Hwy. 34
to National Recreation Area Land near the Shadow Mountain Lake boat launch.
The lake and mountains views and wildlife are a daily pleasure. The thoughtful design
and covenants ensure that the visual and aesthetic quality of the area will be protected
for generations. This is Grand County's only Lake Front and Canal Front residential community.
The Shores has paved roads, underground utilities and its own community water system.
Trails into Rocky Mountain National Park are nearby. Watch for eagles and osprey.
The nearest trailhead runs along the east shore of Shadow Mountain Lake; it is a
designated portion of The Continental Divide Trail running right into Grand Lake Village.
Home sites range up from $110,000 (over $300,000 with lakeview shown above). Click on the links below to view specific sites.
