Ravenwood Townhomes Homeowners' Association - only 11 owners
These are vacation homes and a few rent nightly/weekly.

$250 per month association dues covers:
Maintenance and insurance for the building exterior
Utilities for common area lighting
Trash Removal
Reserve Account

In addition, as an owner, you would pay:
$48 per month, metered, for town water & roads
$31 per month for public sewer.
Natural gas and electricity according to use.
Television, Internet and telephone per individual accounts.

To do nightly rentals, you will need to apply for a nightly rental license from the Town of Grand Lake.
It costs $750. for the first year & $600. per year after that; you pay sales tax for the rental nights.

When you purchase a townhome, the association collects a transfer fee of $800.00.
This benefits the association by adding to the reserve fund.

There is a nice shared picnic/fire pit area with a view of "Mount Baldy" which the homeowners share.
It is by the new minigolf which is going in on the hillside to the east (towards the boardwalk shops and restaurants).

Courthouse records show the living area as 1320 square feet plus decks and the heated garage as 660 square feet (long and narrow).
Ravenwood Townhomes were built in 2007; practically new by Grand Lake standards.

At this price, the townhome is furnished except for personal items of the Seller, the dresser and television in one bedroom and three skier posters in the hallway.
The interior photos have not been updated, so the furnishings will look different; they are quite nice.
