The stream is irrigation water diverted out of the Colorado River during June and July,
on its way to water ranchlands to the southwest.

lands to the north during the springtime.
With the concrete driveway of the color Spanish Gold, you may not notice "mud season"!
Children can ride bikes, skate and play basketball as soon as it is warm enough, while
your neighbors are still waiting for the snow to melt. Convenientcircular driveway with

of room to build a garage. We have never felt the need for one.

My husband Scott and I purchased the land in 1981 from Hugh J. Martin, a veteran who got the
original Patent from the United States of America. Your family would be the third owners of the land.
We finished the original single story home, 1300 square feet, in 1991; it has a well insulated floor
with open storage below which offers an ideal area for pets to get out of the weather.
The three levels past the living room were added in the year 2000 by a local builder,
David McCloskey, who built about seventy homes in the Grand Lake area before moving
to New Mexico. Each level is about 500 square feet.
With the unique angles, these are not exact measurements, yet you can see that the home
is about 2,700 square feet total.
Lodgepole pine trees have been faithfully sprayed for years.
Now, come indoors:
The turret entry is great for leaving cold weather gear as you enter the kitchen.
During the winter we hang a heavy drape over the arched entrance to the kitchen.
During construction, we had a door hung there but removed it for summer.
The fire glows warmly through the glass doors on a wood-burning stove built
into the brick wall ahead; this holds heat well.
Large windows in every direction for wildlife viewing!
We see moose and elk come through the yard several times a year.
We have lots of squirrels, birds and foxes and have even seen a pine marten a few times.
From the kitchen and from the sun room turret, enjoy incredible views towards the ever-
changing colors and weather along the Continental Divide.
Spacious living room features the same warm wall of brick.
Guest bedroom and bath along the west side of the kitchen.
The bedroom off the living room has its own sink and a double closet with mirrored doors.
On the far side of the living room, you enter a hall area with glass display shelves,
leading to master suite with bubble tub.
Upper level is a striking turret which has made a great office/ music room for us.
At night, a black light glows and lights the stars painted professionally on the multi-faceted ceiling.
Lower level offers lots of storage and a recreation room with lots of windows.
Walkout lower level joins the nature paths at a covered entry.
These last two could be a fourth and fifth bedroom for those weeks when you have a lot of company
asking to come and spend time at your mountain retreat.
Water is from a private household use well. Drilling records showed it at ten gallons a minute;
we have always enjoyed plenty of good clear cold water. The 150 foot deep well is
at the bottom of the hill near the peaceful fire pit area.
You have no water or sewer bill! The septic system was pumped during the summer of 2008.
It is on the west side of the home.
Heat is "off peak" electric. There are special heaters in the living room, kitchen, master bedroom
and on the lower level.Heat bills are available for you to see, based on year round use.
5/8" sheet rock is used everywhere on the walls and ceilings (execpt in baths).
Each bath has a completey enclosed tub and shower to keep the steam in.
This home presents a unique opportunity. It is totally functionaly yet you'll want to consider
upgrading the kitchen and the flooring in places. Give the walls a new color and texture.
Add a little more trim around the windows. Enjoy the home for year and let it grow on you
as you customize it to be your own special place. We have raised two children here from
infancy to college. We are getting ready to hand it over to the next family that will make
many fine memories here.
Being able to pick your own colors of paint and flooring, selecting new kitchen and other
materials - it's almost like building, but without the incredible amount of time spent on monitoring
the builder's progress and dealing with the inevitable: building new takes longer than you think
and costs more than you expect.
Location, Location! The property is 7 miles (12 minutes) from the village of Grand Lake and from
the Rocky Mountain National Park & Trail Ridge Road. It's a very short tow of the boat to either
Lake Ganby or the south end of Shadow Mountain Lake (from which one can go by boat all the way to Grand Lake).
To get to the home, five miles south of Grand Lake, you turn off Highway 34 onto County Road 4,
the main access to over 100 miles of groomed snowmobile trails.
Just a mile south of that turn is the Stillwater Boat Launch, an ideal place to launch onto the largest
of our three great lakes!Most of Lake Granby is National Forest lands, so you can get off on a far shore.
Have a picnic! Camp, in or out of your boat!
You turn to the right off of Road 4 onto Road 4493 at the two mile marker, at the spot where the pavement ends,
600 feet from the National Forest line. This road to the property is about 2/5 of a mile, winding to the left.
This stretch is privately plowed, with the help of two full time and three part time neighbors.
County Road 4 is plowed by the county.
My husband Scott and I are selling because our children are college age & we are now building a smaller
home just a mile north of the property. From experience, we can tell you that this is a dream location to
raise a happy family and to entertain guests, year round.
