Easy access from county maintained road, just west of Grand Lake Village.
Level, useable acre with an old foundation, which was a summer camping spot
for pioneers of our past. (We have met the family!) Tract 11, Breckon. $89,000

The map above is adapted from the County Assessors' office. The land featured here
is shaded in green. Our office has a variety of maps that we can give you to help you
explore our area on your own. Our 11"x17" neighborhood and lakefront maps show
what is on the market from all offices. Only recently, has the County tried to give everything
a uniform street address and road name. The official road names are mostly now all numbers,
as in County Road 4, or Road 4493. This numbering system is designed to help emergency
vehicles navigate the back roads and to implement reverse-911 calling. The fewer the number
of digits in a road number, the higher is its priority for road maintenance and snow plowing.
Only a few 3-digit roads are plowed by the county. Some are too narrow or tightly curved for
the big snow plows to negotiate the roads in the winter. The roads may be platted to be wide
enough for year-round service, but that does not mean that the road is currently built at its full
width and is up to county standards. County roads in the greater Grand Lake area start with
a 4 if they are on the west side of Highway 34. If they are on the east side, they will start with
a 6. There are a few exceptions. If you are comparing homes on two roads, say Road 4493
and Road 49,one can be sure that the first one is south of the latter one and that the latter one
is on a road with more traffic but also year-round maintenance. Snow plowing on four digit roads
is worked out privately with neighbors or by a homeowners' association where applicable.

We have experimented with giving GPS information and links to Google Earth. Our visitors
use a variety of methods that are not all compatible. It is worth noting that in the not too distant
past, we completely avoided disclosing on the Internet exact addresses and GPS information.
This was to protect peoples' privacy and also for security purposes. We are currently testing
new options to see which methods will be the most appropriate as we prepare for the new decade.
2010 is not far away! If you would like to give us some feedback as to what are your favorite
mapping devices from iPhones to car navigation systems to Google or traditional maps,
