sometimes even a wedding is involved. We cannot expect renters to suddenly

Notes about Renting in Grand County
Grand County is primarily a resort area, and the rental market caters to nightly and
weekly visitors, rather than to the local population looking for a year round place to live.
Who Rents and When?
Typically, most homes and condominiums in the Grand Lake area are leased on a nightly
basis from Memorial Day weekend through the end of September. Then, the owners of
the properties offer a 6-8 month lease for the winter.
There are two types of tenants for winter rentals:
Locals who work as employees at the restaurants and shops here
Also, people who would love to own a vacation cabin of their own but cannot afford
one will take a lease for 6 months or so. This way, they can use the cabin as their own,
coming and going each weekend, bringing guests if they choose to entertain, and best of all,
can leave all of their winter clothes, groceries, and ski, snowmobile or ice fishing equipment
here rather than hauling it back and every weekend and staying in motel rooms.
The advantage to you as a property owner is that you make more money by offering nightly
rentals during the summer, and can block off time for yourselves. Just tell the rental agent
well ahead of time, "We'll be up for Fourth of July, Buffalo Barbeque weekend, etc."
It can be available the rest of the time. The property management companies in town can quote
you their fees for managing nightly rentals; these cover cleaning, checking the renters in and out,
booking the reservations, etc.

How Do I Find a Long Term Rental?
Our office, Mountain Lake Properties, keeps a list on hand of people looking for places to live
and of people offering places to live, and we will be glad to put you in touch with one another.
We recommend that you run a credit check on prospective tenants.
What's Involved in Getting into a Long Term Rental?
"Do you have pets?" is often the first question you will be asked. Many homeowners
prefer no pets, and many condominium covenants do not allow pets for tenants;
many condominiums allow pets only for owners.
Before you move in, expect to sign a lease and pay first and last month's rent plus a
security deposit, which is usually equal to one month's rent. You will need to put the utilities
(electricity, telephone, cable TV, internet, natural gas or propane, if applicable) in your name
and pay the appropriate deposits for these as well. The electric company customarily asks for
a deposit. So, in addition to your monthly rent, keep in mind the cost of utilities each month and
the fact that the heat will be higher during the winter months.
One bedroom rentals for long term are typically $600 per month plus utilities. Two bedroom units
are typically $850-1,000 per month and 3 bedrooms rent for closer to $1,200+ per month, plus utilities.
VRBO.com Vacation Rentals by Owner is a popular web site used by a lot of Grand Lake owners
who rent out their cabins individually. By putting photos and info on this site and monitoring it
themselves, they sometimes generate even more nightly rentals on their own. With this, you pay
a small membership fee and then just pay the cleaning person.
You do have to be willing to monitor the web site and take an occasional call. Most families book
on line, but it is good to have a live person (ideally, you) on the telephone if they do have a question.
We have a list of dependable cleaning people who live here, and you just make arrangements with
one of them to do the cleaning and snow removal. Since they would go in as soon as a group checks out,
they will notice if anything is missing or damaged. People who pay these kinds of rates per night would
rarely cause any damage or take things. When you make the reservation, you will probably get their
credit card number anyway, so that you will have an option to charge them if necessary. Access for the
cleaning person and for your guests would be by means of a lockbox, on which you or the cleaning person
can change the combination as often as you wish.
