Friends ask, "How's the market?"

Five years from now, we look forward to hearing ...
"We're fine; we bought in 2009!"

The fundamentals of our local economy are sound, because they
are anchored on the National Park and National Forest land holdings
that surround our Island in the Rockies. These protected lands reach
to the highest mountains and to pristine meadows and lakes,
from Grand Lake to tiny alpine pools that are national treasures.

Many sellers have lowered their asking prices to
below what Donna thinks the properties should sell for ...
Consequently, the prices are pretty close to the bottom dollar
that sellers will accept. You are welcome to make offers;
just do not be surprised if the sellers come back very close
to the asking price,as they have on an number of recent offers.
The sellers are making their prices irresistible by giving up
their bargaining room before the bargaining starts.
The cost spread between existing homes and bulding a
new home at today's construction costs and requirements
continues to increase.

Foreclosures? Sure, there are some out there, even in this year round resort area,
yet they are not what you are looking for. Even with new paint and carpet, they will
still be undesirable homes because most are in undesirable locations. If they were
worth owning, someone would have purchased them long before the owners got into
financial difficulty. Think about it ...

There are extraordinary deals on our web site - real deals from sellers who are motivated,
on homes that you will be proud to own, properties that will have a good opporunity for you
to re-sell them in the future. You would bedoing your friends and relatives a favor by helping
them tochoose now to buy in the Grand Lake area. Your children and grandchildren will
appreciate it if you pick up an extra property or two yourself, while the time is still right.

the existing owner.

New mortgage loans are still available, at great rates. Don't let news media chatter about people not getting loans
influence you. They must be generalizing about high density urban and suburban
areas that are not relevant to Grand Lake's market.
