We are back! There was a major mishap at our Internet Service Provider's location.
While some spring cleaning was going on ... the ISP head honcho bumped into the spinning hard drives
delivering the mountainlake.com web site and much more ... That little bump collapsed the entire system
in an unrecoverable manner. Our files were safely backed up at another location. However, it has
taken days to reprogram the web and mail servers on a new computer. Hopefully everything
runs faster and smoother after this bout of Spring cleaning.

A few words about gas prices and what's keeping you from here ....
We directly feel the price of gasoline. However, if you weigh in the total cost of driving a vehicle,
a worse case DOUBLING of the cost of gasoline from $2.50 to $5 a gallon can cause only a 3.5%
increase in your cost of visiting Grand Lake from the greater Denver Boulder area. If you make
TEN round trips, there will be only a 3.5% increase in the annual cost of running your vehicle.

Here are the assumptions that go into this calculation. You can adjust the round numbers
to make your own more specific calculation. The cost of your vehicle and the number of
miles you drive are two variables that you can control a lot more than the price of gasoline or
who's-fighting-who in the Middle East. The EPA sticker on a new car assumes that you are
going to drive 15,000 miles a year. That is a lot of miles, unless you are having some great Road Trips!
Let's be optimistic and assume that your necessary business and immediate personal use tops out
at 10,0000 miles. For your ten pleasure trips to Grand Lake and back we are allocating an additional
2,500 miles. If you have to go further, you are probably making additional stops for family or business.
For the purchase price of your vehicle, we are going to use $32,000 and assume that it lasts for 8 years.
For your average fuel economy we are going to use 22 mpg. You can do quite a bit better than this.
If you already own a place in Grand Lake, you can have your seasonal items stored at your cabin
and drive a more efficient or less loaded down vehicle. Click here for a hand link on fuel costs.
Of course, mountain driving can be FUN and part of the whole enjoyment of coming to Grand Lake.
To maximize that enjoyment, enthusiasts are willing to pay more for their vehicles and tires and
to burn up gas and/or test how much power their hybrid can store as it descends!

Annualized Vehicle Purchase Price = $4,000 = $32,000/8
Insurance = $1,000
License, permits = $200
Maintenance, Tires = $1000
Essential Fuel cost = $1,800 = (10,000 miles/22mpg) x $4/gallon

Total minimum annual cost = $8000 .... nice round number

Additional cost for Quality Time in Grand Lake:
Fuel cost at bargain gas price = $284 = (2,500 miles/22mpg) x $2.50/gallon
Fuel cost at apocalyptic price = $568 = (2,500 miles/22mpg) x $5/gallon
Difference = $284   ....
Percentage increase in total vehicle cost = 3.5% = $284/$8000

Moral of Story: a doubling of gas prices does not mean a doubling of your total vehicle costs
per year. Even if you park your car in a garage and its goes nowhere, you'll still spend well over $,5000,
and that is without counting the cost of the garage! If gas prices go up a full dollar, your additional cost
for TEN round trips to Grand Lake is $114, hardly enough to cause you to make a lifestyle change ...
... as the media pundits would have you believe.

The same type of calculation can be done for recreational vehicles from boats, to 4-wheelers to snowmobiles.
The cost of owning these toys is sufficiently high that an increase in the price of gasoline to run them can be
just a percentage point or two increase in their total annual cost. If you are not going to use them much,
renting is a bargain (and a good way to test products). Visit Power World in Granby and explore your options.
Thank you for listening. Now make time for those trips into the mountains. It is not enough for your soul
to just see the mountains marking the horizon.

Retool the 15,000 miles per year the EPA assumes you drive so that the bulk of it is for PLEASURE
and not for commuting and chores! Telecommuting, email and online shopping should be cutting that
number way down already. Live closer to where you work and your family's needs. Let your primary home
be more urban and efficient so that you can allocate more of your housing and transportation resources
to alternatives in the mountains that lift your spirits! How you choose do this is your own personal journey.
We are here to help meet you half way. Fresh 'n fluffy snow tomorrow will set the stage for a perfect weekend.
The DOW is knocking on 13,000 and the NASDAQ is near 3000. Live it up while you can!

The following presentation has tips on fine Log Home construction:
Meticulously crafted
Log Home on over 4 acres overlooking Lake Granby. Most of the logs are from the home's location.

They have been skip-peeled by hand to show each log's individual texture. This technique is used
on fine log furniture. Door and window openings have solid vertical log posts (mullions) that show
from inside to outside. 2500 sq. ft., all on one convenient level with two side wings. 3 bedrooms
plus office by the Great Room. Gorgeous kitchen and baths. Spacious deck.
Landscaped with huge rocks and your own little meadow. Watch for elk! $625,000

Feb. 10, 2012, Friday afternoon: skiing and snowmobiling conditions have improved ...
lots of  fluffy snow has fallen the last few days. Total amount is still less than
a foot, however,  snowfall has been persistent ... especially around treeline.

Serendipity ... luck ... relatives ... everyone has their own way of getting
into the Grand Lake area. Now that you have found this Shangri-la, we hope you tap into all
that she has to offer. Mountain Lake Properties has been at its pedestrian friendly boardwalk
location near the end of Grand Lake's main street for 20 years helping people Find Their Place
in the Mountains. For over 30 years we have been involved in all phases of construction and
have worked with a great many families who typically purchase or build a vacation home
when their children are young. After 5 to 10 years of making memories, their home is typically
sold (to help pay for college expenses) and passed on to a new family, unless the owners are
fortunate enough to keep their home as a legacy property. Thanks in part to the protected
National Park and Forest around Grand Lake, people can return to the same places where
fond memories began, as if time had stood still.

Over the last two months there has been a dramatic REDUCTION in the number of homes on
the market. New homes have not been available for some time. The only way to get exactly
what you want with the latest materials and advantages is to design and partly built it yourself.
There is genuine satisfaction in new construction and in getting a tangible return that you
can see and touch and live inside ... and pass on to your children.

The Gold Standard in Real Estate is Location. Ideally, you want a location that has some protection
around it. There are ways to do this without paying for something like golf course frontage. A fine example
is the home site added directly below these words
. Within the Town of Grand Lake there are some dedicated
road areas running up steep hills that will probably never be put in place. A prime example is the following
land choice just waiting
for someone to recognize its value. Once it is gone, there will not be another one like it.

No matter where you own in the Grand Lake area, you have the protection of an astonishing amount of government
land a short distance from you in every direction. Not many places in the heart of the USA can make that claim.
We consider it to be our Fort Knox giving us a solid foundation to land and home values. It is worth noting in
this dry season that the water levels of Grand Lake and Shadow Mountain Lake will remain within inches of
being full for generations to come. Our cool clear water is our gold. You can safely bank on Grand Lake and
Shadow Mountain Lake staying full.

We are in a unique corner of the world where home values remain strong.  Owners are not
desperately discounting their prices. With many properties, a buyer can get seller financing.

There are far fewer condominiums on the market in Grand Lake then we have seen in many years.
In the scenic Shadow Park West area overlooking both Grand Lake and Shadow Mountain Lake,
we have just one choice. Photos were taken on January 17, 2012. Click here for a tour.

The home selection at Columbine Lake is now down to a very few. On January 17, we photographed
one of the original lakefront cabins at Columbine Lake. Click here to explore it.

Up County Road 4, our main access route to the Arapaho National Forest for off-road adventure,
we have just two homes on the market. One is for $198,000 with views, storage space and a detached garage.
The other one is on five acres and borders the Red Top Irrigation Stream. It is an old style chalet for $268,000

What we do not have to offer is anything of very new construction. Our most recently built homes
on their own land go back several years! The most recent example is the following high end home.
Click here for » a mid-range example built more than 5 years ago. It borders a campground that is
closed most of the year, thereby giving you lots of free open space to scan for wildlife.

The dearth of new construction means that the demand for new custom homes will come back,
especially with land prices as attractive as they are now. The pent up demand will be fulfilled,
one home owner at a time (as it most always has been in the Grand Lake area) as our next generation
of pioneers surveys the existing inventory and determines that they want to build there own retreat
using the newest and best materials and techniques. It is a satisfying endeavor that can involve
the whole extended family.

Twelve reasons to own a cabin near Grand Lake:

1) Although the Front Range can be surprisingly pleasant and comfortable
in the middle of winter, it's healthy for your soul to be in the natural
alpine splendor that defines Colorado.

2) In the summer, enjoy uncrowded water recreation minutes away from your door:
jetskiing, wakeboarding, fishing ... enjoy lunch or dinner on the water ...
everything tastes better by the water.

3) When you own a cabin, you do not have to deal with check out times or the
limitations of a day trip. Enjoy the evening twilight and alpenglow. No place
in Colorado provides better locations for evening alpenglow than the Great
Lakes near Grand Lake. The Continental Divide rises high into the sky to reflect
the last rays of the setting sun. The views across the lakes are to protected the
National Forest and National Park lands. You will be amazed by how many stars
you see at night. Entire galaxies!

4) Less wind. See snow fall vertically with each quarter-sized flake touching
down onto its neighbor's upstretched arms. In the morning, behold the air
shimmering with ice crystals against a blue sky.

5) Shop and dine at family owned stores and restaurants.
Enjoy the novelty that non-franchised shopping offers.

6) Customize your cabin with photos and memorabilia of your own family.

7) Bypass the tedious traffic jammed route on the I-70 west of Georgetown.

8) You have the opportunity to buy now while it is affordable with a range
of opportunities from very classy homes to ground level condominiums.
With the sale of the Grand Lake Lodge and the new theatre opening this June,
Grand Lake is poised to be rediscovered ...

9) Snowmobile from your door to the majestic snows at timberline, or to restaurants,
or onto the lakes for ice-fishing. It's rather special to have such choices.

10) World class alpine skiing and powder snow is 30 scenic miles away,
just far enough away to be leave the crowds behind, yet close enough
to join in with their energy, as you wish.

11) Imagine all the extra storage space you'll gain with a second home to manage your seasonal items!

12) Have a place to send your friends and relatives where they'll be too busy
exploring and meeting the wildlife to bother you with their more mundane concerns.
